For over a decade I worked inside the real estate world, always sitting between agents, buyers, vendors and business owners. I heard everything - the wins, the frustrations, the chaos - but one thing never changed: nobody really knew which buyers were genuine. Agents were flooded with enquiries, vendors were making decisions blind, and serious buyers were getting lost because they blended in with the crowd.
I understood that pain professionally, but it wasn’t until I tried to buy a property myself that I truly felt it. I walked into open homes with my finance fully approved, ready to make a move, but none of that mattered because the agents had no way of knowing. I was just another person walking through the door. They didn’t know if I lived next door, if I was browsing for fun, or if I could sign a contract today. They were friendly but cautious, trying not to offend, tiptoeing around the questions they really needed to ask.
And like every other buyer, I had to sign into every agency’s system. Fill out the same forms. Repeat the same details. Try to prove I was serious, over and over again. Even when I put offers in, it felt like I was shouting into the void. I made four offers — two were rejected, and the other two… I still haven’t heard back from. It’s been six months, so I’m guessing I’m not buying those homes.
What shocked me most was realising that the agents weren’t doing anything wrong. They were dealing with the same problem I was: there is no way to know who’s real. Offers come in without finance approvals. People say they’re ready when they’re not. Agents have to trust what they’re told. Vendors have to hope things work out. Everyone is guessing, and everyone is absorbing the cost when things fall apart.
